Tyler’s Art Alley Murals Set for Refresh
The city is revitalizing "Art Alley" in downtown, which features murals by 40 local artists. The city recently extended the application deadline to February 1st for new artists to submit designs that inspire "creativity, happiness, or hope." Read more
Widening of Old Jacksonville Highway Delayed Until … 2030
We’ll just have to wait a little longer for some relief on one of Tyler’s busiest roads. The Tyler Area Metropolitan Planning Organization (MPO) announced that the widening of Old Jacksonville Highway has been pushed back from 2028 to 2030 due to right-of-way and utility challenges. The delay is expected to impact long-term traffic flow and commercial development plans in South Tyler. Read more
The Headless Librarian Bookstore Expanding to Downtown Storefront
In a boost for downtown, the Headless Librarian bookstore is expanding from its current location to a new permanent storefront downtown. All while the city continues its $25 million downtown improvement project aimed at increasing foot traffic and supporting local small businesses. Read more
Keep Tyler Beautiful launches a 2026 recycled art contest
The theme is “Happy Birthday, America” (since we’re about to celebrate America’s 250th). Winners get showcased at the Great Tyler Clean Up in April, with submissions due in March. Read more
Cow sprints down U.S. 69 with a cattle dog + police escort
The cow reportedly ran about three miles down 69 in Lindale, with officers in tow. And yes, we really just wrote about a cow running down the road. Read more

The Tyler, Texas housing market closed out December 2025 showing clear signs of stabilization as it heads into 2026. The median home price reached $298,450, reflecting a 6.1 percent increase year over year, while closed sales rose 5.3 percent, signaling that buyer demand remains steady even in a more deliberate market. Inventory levels increased to 4.4 months with 403 active listings, giving buyers more options and breathing room, while sellers continue to see strong values, particularly in the $200,000 to $400,000 price range, which remains the most active segment of the local market.
Mortgage conditions are also offering some relief. National 30 year fixed mortgage rates have moved back into the low six percent range, hovering around 6.07 percent, marking the lowest levels seen in more than two years. Recent activity in mortgage backed securities has helped push rates lower and improve affordability, though some short term volatility is still expected. Overall, rates are in a noticeably better position than they were just months ago, helping bring more buyers back into the market.
