Hey Tyler!

Spring is here… even if today's weather didn't exactly get the memo. A little rain, a little chill, but we're not complaining. Azalea season is right around the corner, and the calendar is packed.

This week's lineup has something for everyone — live music, comedy, theatre, a few more spring break activities, St. Patrick’s Day, and more. And if you've been sitting on a story idea, make sure you scroll all the way to the end, the East Texas Writers Guild is kicking off a five-part workshop series on March 21 that's worth checking out.

Here's everything happening in Tyler this week. 👇

Fresh 15 Draws a Crowd Despite the Clouds
More than 4,500 runners laced up for the 13th annual Brookshire Grocery Company Fresh 15 on March 7, pushing through the threat of storms to finish the 5K, 15K, and Kids' 1K. Race officials moved up start times and skipped the awards ceremony… but the rain held off until much later anyway. Read more

Tyler Weighs $82 Million Investment in Wastewater Infrastructure
The Tyler City Council received a presentation on a proposed $82 million revenue bond to fund long-required wastewater system improvements, including pipe repairs and replacements tied to a 2017 EPA consent decree. The bonds would be repaid through utility revenues — not property taxes. A vote is expected at an upcoming council meeting. Read more

Smith County launches free bulky-item disposal voucher program
Smith County commissioners approved a cleanup program, allowing residents to take a truckload of bulky items to Greenwood Farms Landfill for free from March 30 through May 1. County officials framed it as part of a broader effort to reduce litter and illegal dumping. Read more

Tyler Greenlights Traffic Signal Upgrades at 26 Intersections
The Tyler City Council approved a $167,868 contract with Kimley-Horn and Associates to retime traffic signals at 26 intersections across key corridors — including the Loop, Troup Highway, Shiloh Road, and East Grande. It's year six of the city's Intelligent Transportation System Master Plan, and (apparently?) it’s working. Last year's round of signal retiming cut more than 152,000 hours of vehicle delay annually and saved drivers an estimated $5.9 million in peak-period costs. South Broadway, once ranked among the Top 50 Most Congested Roads in Texas, has now dropped all the way off the Top 100 list. Read more

Right now in Tyler, the market isn’t slow… it’s selective.

Buyers are still active, but they’re being picky. Homes that feel updated and priced correctly move quickly. The ones that miss the mark tend to sit while buyers keep scrolling.

Which leads to a question a lot of homeowners are quietly asking this spring:

“What would my home actually sell for right now?”

If you’re even a little curious, I’ll personally review your property and send you a real market analysis based on what’s selling in Tyler today.

No pressure. Just clarity.
