School's out, and it’s actually still kind of comfortable outside — which means there's no shortage of ways to get out of the house this week. We've got a brand-new summer baseball team taking the field, a downtown that's finally opening back up, and a calendar packed with outdoor fun, live music, and family-friendly fun.

Plenty's happening on the news front too, from a new west-side shopping district getting the green light to early voting kicking off in the mayoral runoff. A little something for everyone.

Summer Baseball Is Here

There's a new reason to grab a hot dog and a seat under the lights this summer. The Tyler Knockouts — a brand-new collegiate summer wood-bat team — have officially kicked off their inaugural season in the Cowboy Collegiate League, playing home games at historic Mike Carter Field. The roster is stacked with East Texas talent from Tyler Legacy, Whitehouse, Lindale, Van, Arp and more, and the team is led by Tyler-native GM Zack Segovia, who's called this the closest thing to pro ball the area has seen since the old Tyler Wildcatters. With 21 home games on the schedule through July, there's a whole summer of baseball to enjoy. Read more

🥇 East Texas Senior Games Bring the Fun (and the Rivalry)

Hundreds of older adults from across the region turned out for the 13th annual East Texas Senior Games at Longview's Maude Cobb Convention Center this week — and the competition got friendly-fierce. Folks from assisted living communities all over East Texas faced off in everything from bean bag toss to wheelchair races to a closing dance competition. Organizers say it's all about giving seniors a chance to get out, reconnect, and feel celebrated. A genuinely heartwarming one. Read more

🛍️ New Retail & Restaurant District Coming to West Tyler

More places to shop and eat are headed to the west side. The Tyler Planning and Zoning Commission unanimously approved a site plan for four retail buildings and a quick-serve restaurant on nearly 10 acres near Loop 323 and Robertson Road, just north of Sam's Club. It's the latest piece of a larger 500-acre development, and city planning director Kyle Kingma says the goal is to give west-side residents more options closer to home — and to help spread traffic around the city. No specific tenants have been announced yet, so stay tuned. Read more

🚧 Downtown Streets Reopen — With More Construction Ahead

Big milestone downtown: North College Avenue and West Erwin Street officially reopened this week as two-way streets, marking the completion of the first major phase of the Downtown Improvement Project. Drivers heading north on Broadway can now turn left onto West Erwin, and parking spots in front of College and Erwin businesses are back open. A heads-up, though — it's a real adjustment after years of one-ways, so the city says police will be downtown for the first couple of weeks to help everyone get the hang of it. And the work isn't done: more closures and phases are still ahead as the project continues, so keep an eye out for new signage and striping. Read more

🗳️ Early Voting Opens in the Tyler Mayoral Runoff

Tyler voters are headed back to the polls. Early voting is now underway in the June 13 runoff between John Nix and Stuart Hene, the top two finishers from May's four-candidate race. Early voting runs through June 9 at six locations around the city, with hours varying by day, and Election Day is Saturday, June 13. If you're planning to vote, it's worth double-checking your location and hours ahead of time. Read more

Summer Is Starting to Pick Up Steam

If the last couple of weeks have felt a little slower, you're not imagining it.

Late May is always a strange stretch in real estate. Graduations, Memorial Day weekend, family vacations, summer camps, and end-of-school chaos tend to pull people's attention away from buying and selling homes for a brief moment.

But that pause is usually exactly that: a pause.

Now that school is out and summer schedules are settling in, we're starting to see activity pick back up. Buyers who spent the spring watching from the sidelines are beginning to re-engage, and sellers who hoped to move before the next school year are realizing their window is now.

One thing that's different this year is inventory. Buyers have more choices than they did a few years ago, which means they're taking their time and being selective. Homes that are priced correctly and presented well are still attracting attention. Homes that miss the mark are finding out quickly.

For buyers, summer can actually create opportunities. More inventory means more options, less competition on some properties, and more room for negotiation than we've seen in recent years.

For sellers, the lesson remains the same: the market is active, but buyers are paying attention. Pricing ahead of the market usually works much better than chasing it later.

As we move into June and July, expect activity to continue building. Historically, once we get through the graduation season speed bump, East Texas real estate tends to stay busy until families begin thinking about the start of another school year.

In other words, summer isn't slowing down. It's just getting started.
