Hey Tyler!

It’s starting to feel a little more like spring has actually arrived.

The 67th annual Azalea Trail kicks off this Friday with a ribbon-cutting, and between the Tyler Azalea Run, the Arts & Crafts Fair at Bergfeld, and a packed weekend of live music and outdoor fun, there's no shortage of reasons to get outside.

Let's get into it!

Azalea Trail kicks off this weekend — 67 years and blooming
Tyler's 67th annual Azalea & Spring Flower Trail opens Friday, March 20, with a ribbon-cutting ceremony at 10 a.m. at Pyron Garden, 212 West Dobbs. The trail — which stretches more than 10 miles — runs through three weekends, ending April 5, and draws thousands of visitors to Tyler each year. Read more

Tyler's historic crape myrtles are budding at their new home
Ten crape myrtle trees rescued from the now-demolished Tyler Square are beginning to bud at Tyler Junior College, where they were transplanted over several days last December. The trees, estimated to be up to 70 years old, were saved through a community effort spearheaded by John Soules Sr., who didn't want them discarded during the city's downtown improvement project. Marshall's water crisis — and the neighbors showing up for each other
A major water main break left Marshall businesses temporarily shuttered this week, with downtown shop owners leaning on one another to get through. Ruggenbach Brewery owner Texas Ruegg stepped up in a big way — boiling water in his brew kettles and handing it out free to neighboring businesses and anyone in need. "We're all mom and pop stores here in downtown. All locally owned. Family owned," Ruegg said. "We're in a unique position as a brewery to be able to do this kind of thing." Read more

Tyler man runs 100 miles — one prayer at a time
Tyler resident Joey Brewer is lacing up for a remarkable feat this weekend — a 100-mile run through Tyler he's calling the "All Glory to God 100 Miler," which he describes as an act of worship and faith. The route loops through downtown, South Broadway, and the Legacy Trails, starting at midnight Saturday, with the community invited to join him along the way to run, pray, and reflect. Read more

Tyler is kicking off the spring market with more inventory and steadier demand. Active listings are up roughly 15% year-over-year, with inventory sitting around 6-6.5 months, giving buyers more options than we’ve seen the past couple of years. Prices remain stable overall, with median list prices in the mid-$300s, depending on the mix of inventory.

Homes are taking a bit longer to sell, averaging 60–70 days on market, as buyers take more time and compare options more closely. Well-priced homes are still moving, while those that miss the mark are sitting longer, requiring adjustments for future tenants.

If you’re curious what your home might sell for in today’s market, you can get a quick estimate here.
