⚾ Tyler Is Getting Its First Collegiate Summer Baseball Team
Tyler, meet the Knockouts. The Tyler Knockouts are joining the Cowboy Collegiate League for an inaugural season this summer, with home games played at Mike Carter Field. Tyler native and former MLB pitcher Zack Segovia has been named general manager. Read more
🌮 Tia Juanita's Fish Camp Is Coming to South Tyler
The beloved Mexi-Cajun chain is taking over the former Razzoo's space at 7011 S. Broadway, with a $400,000 renovation kicking off May 1 and expected to wrap around August 1. Think char-grilled oysters, fish tacos, crawfish queso, and frozen margaritas. It'll be the chain's fourth East Texas location and thirteenth statewide. Read more
Tyler's Iconic "Tin Castle" Has a New Owner — and Big Plans
The Tin Castle on Highway 155 has sold, and the new owner has some fun ideas for what comes next. Cody Robinson picked up the property last week and says he wants to make it a community hub — with a hobby store featuring trading card games, miniatures, and tournaments, plus an ice cream dipping station and possibly espresso. Robinson says he plans to keep the Tin Castle's look intact: "I love the way it looks. I'm going to keep that." Read more
🎌 Anime Tyler Wrapped Up Its Second Year — and It's Growing
The second annual Anime Tyler convention took over the Holiday Inn Convention Center April 18–19, drawing cosplayers, voice actor panels, and gaming tournaments from across the region. Organizers have been deliberate about building an East Texas alternative to the long haul to Dallas. Read more
🗳️ Early Voting Is Open Now for May 2 Elections
Early voting runs April 20–28 across eight Smith County locations. On the ballot: races in Tyler, Lindale, Hideaway, and Winona, plus school board contests and a special-called TJC bond election. Use Smith County's interactive address map to find out exactly what's on your ballot. Learn more
📷 Tyler Is Fighting Back on Illegal Dumping
The City of Tyler logged 741 illegal dumping cases in 2025 — and they're not letting up. The city is now deploying surveillance cameras at chronic hotspots and has assigned a dedicated enforcement officer to investigate cases. Tyler also holds a 100% municipal court conviction rate on these cases. Residents can report violations through the MyTyler app. Read more

Why Some Homes Get Showings But No Offers
A showing is a buyer saying, “I’m curious.”
An offer is a buyer saying, “I’m convinced.”
That gap is where most sellers get stuck.
If your home is getting showings but no offers, the problem isn’t exposure. Buyers are finding it. They’re interested enough to walk through. But something is breaking between interest and decision.
It usually comes down to one thing: alignment.
Buyers don’t evaluate your home on its own. They’re comparing it to everything else they’ve seen at that price. If the price suggests one level of value but the condition, layout, or overall feel says something else, they don’t try to justify it. They just move on.
This is where it gets frustrating. You expect feedback. Instead, you get silence. The showing “went well,” and then nothing. But that silence is the feedback. It’s the market telling you the home didn’t match what buyers expected for the price.
Online, your home can look strong. Photos do their job. They create interest. But the decision happens in person. And if what buyers see doesn’t line up with what they thought they were getting, the math doesn’t work.
The takeaway is simple. If you’re getting consistent showings without offers, the right buyers have already been there. Now it’s about adjusting the price, the presentation, or both to close that gap.
