Hey Tyler!
Hope your week's wrapping up nicely. We've got a little lighter week this week, so let's talk about all the ways to get out of the house.
East Texas Comic Con rolls into Longview for its third year, Tammy Pescatelli brings two nights of stand-up to Rose City Comedy, and Tyler State Park is hosting a Star Party if you're in the mood to look up instead of scroll. Add in the farmers market, a wedding expo, and a Sunday market at Velvet Vintage, and there's not much excuse to sit this one out.
Let's get into it.

🥬 A Quick Reminder to Wash Your Produce
Texas health officials have confirmed 68 cyclospora cases and 15 hospitalizations this summer, part of a nationwide uptick tied to fresh produce. Doctors recommend washing fruits and veggies thoroughly and keeping an eye out for symptoms like watery diarrhea if you've been feeling off.

🍖 A New Brookshire's Is Breaking Ground in West Tyler — With Full-Service BBQ
Brookshire Grocery Co. broke ground this week on a new store off Loop 323 near Earl Campbell Parkway, and it's about more than groceries. The new location will include a full-service Stanley's Famous Pit Barbecue restaurant with a bar and patio seating — the BBQ will be smoked on-site — plus a Starbucks, gas pumps, and a pizza station similar to FRESH. Opening is projected for fall 2027.

🌧️ Tyler Broke an 85-Year-Old Rainfall Record Monday
Monday's storms dumped a month's worth of rain on Tyler in a matter of hours, breaking a July 13, 1941 rainfall record and triggering a flash flood warning. An NWS meteorologist says the flood risk stayed elevated even after the immediate threat passed, and more rounds of heavy rain are possible as the pattern repeats.

⚖️ Sheriff and DA Ask Commissioners for More Funding
The Smith County Sheriff's Office is requesting roughly $5 million for raises and additional patrol, jail, transport, and courthouse positions, while the district attorney is seeking about $438,000 for five new positions and salary adjustments. Commissioners will weigh both requests as they build the county's 2027 budget and tax rate this summer.

Tyler Market Update
Based on numbers by the Texas Realtors Market Research Center from June 2026
The East Texas housing market continues to settle into a healthier, more balanced pace.
The median home price held steady at $345,000, while home sales increased 7.2% compared to this time last year. That's a good sign that buyers are still active despite higher interest rates.
There are also 154,103 homes on the market across Texas, giving buyers more choices than they've had in years. Inventory now sits at 5.4 months, which is considered much closer to a balanced market than we've seen since before the pandemic.
What does that mean?
For buyers: You have more options, less competition, and more room to negotiate than you did just a couple of years ago.
For sellers: Homes are still selling, but today's buyers are more selective. Pricing your home correctly and making a great first impression are more important than ever.
The Bottom Line: The market isn't crashing, and it's not booming either. It's becoming more predictable, which is good news for buyers, sellers, and the long-term health of our East Texas housing market.
Here's some of my favorite listings on the market this week:
