Summer's officially in full swing, and the calendar this week is overflowing. Veteran comic Tom Arnold is bringing his national tour to Rose City Comedy this Friday and Saturday, hot-air balloons are taking to the skies just up the road in Longview.

There's plenty of news to share too — a local just became a millionaire off a scratch-off, you can adopt a pet this month for the price of two box fans, and Saturday is Election Day in the Tyler mayoral runoff.

🎤 Tom Arnold headlines Rose City Comedy this weekend Veteran comic and actor Tom Arnold — known for True Lies and Roseanne — is bringing his stand-up to Tyler's Rose City Comedy on Friday and Saturday, June 12–13. It's part of a 75-city national tour, and a notable booking for Tyler's growing live entertainment scene. Arnold even joked that the Texas stops are something of a family reunion. Read more

🐾 Two box fans can cover your pet adoption fee this month Here's a feel-good one. All month, Tyler Animal Services is waiving adoption fees — normally $120 for dogs and $80 for cats — for anyone who donates two new box fans (20-inch preferred). The fans go to PATH, a local nonprofit that helps East Texans stay cool through the summer heat. Help a neighbor, take home a new best friend. Read more

🍼 Bethesda Health Clinic hosts a free community baby shower Bethesda Health Clinic held its first-ever free community baby shower in Tyler over the weekend, connecting local moms with vendors, resources, and essentials like diapers and wipes. As the clinic's community affairs director put it, being a mom is hard and expensive — and the goal was to send every family home with a little help and a little love. Read more

🎰 A Tyler resident just won $1 million on a scratch-off Talk about a good day. A local player claimed a $1,000,000 Texas Lottery scratch-off prize on a ticket bought at the Tyler Travel Center off Loop 323. The winner chose to stay anonymous — but the store owner told KLTV the moment got emotional when they came in to verify the ticket, calling it tears of joy. The retailer may even score a $10,000 bonus for selling it. Read more

🔬 Tyler ISD kicks off hands-on "STEM in the Park" Tyler ISD's Title I Parent Center launched its first-ever "STEM in the Park" series at Emmett J. Scott Park this week, giving kids and parents a fun way to keep learning over the summer. Students rotated through stations — dissecting flowers to learn about pollination, running waterproofing experiments, and more — with the program moving to different parks throughout the week. 🗳️ Tyler's mayoral runoff heads to Election Day Saturday Early voting wrapped up June 9 in the runoff between John Nix and Stuart Hene to become Tyler's next mayor. Polls are open Saturday, June 13, from 7 a.m. to 7 p.m. at 11 voting locations across the city. If you haven't cast a ballot yet, Saturday is your chance to weigh in. Read more

Remember When Every House Had 15 Offers?

Not that long ago, putting a home on the market felt a little like putting Taylor Swift tickets on sale.

You stuck a sign in the yard on Thursday.

By Sunday, you had multiple offers, over asking price, and buyers willing to name their firstborn child after the seller if it meant winning the bidding war.

Those days are mostly behind us.

And honestly?

That's probably a good thing.

The Tyler real estate market is entering what I would call its "normal era."

Buyers have choices again.

Sellers have competition again.

And Realtors actually have to work again.

Over the past few years, homes often sold simply because there weren't enough available. Today, buyers are taking their time. They're comparing homes. They're negotiating repairs. They're asking questions they didn't have the luxury of asking in 2021.

That's not a weak market.

That's a healthy market.

The biggest surprise for many sellers right now is that the market is still moving, just not for every house.

The homes that are priced correctly and marketed well are selling.

The homes that are overpriced because "my neighbor got that much two years ago" are sitting.

And sitting.

And then getting a price reduction.

One thing I tell sellers all the time is this:

The market doesn't care what you need your house to be worth.

The market only cares what buyers are willing to pay today.

That's why pricing strategy has become so important this year.

For buyers, however, this may be the best opportunity we've seen in quite some time.

You can actually look at more than one house before making a decision.

You can negotiate.

You can have an inspection without feeling like you're going to lose the home to 12 other offers.

Imagine that.

Now, before you start thinking we've entered some sort of buyer's paradise, let's remember one thing.

Interest rates aren't where they were during the pandemic.

Many buyers are waiting for rates to fall before jumping into the market.

Here's the irony.

If rates drop significantly, many of those buyers will jump back in at the same time. More buyers means more competition. More competition usually means higher prices.

Waiting could help.

Waiting could also make things harder.

Nobody has a crystal ball.

What I do know is this:

People are still getting married.

People are still having babies.

People are still getting transferred for work.

People are still moving to East Texas because they want a better quality of life.

Life doesn't stop because interest rates are higher than we'd like.

And that's why homes continue to sell every single day across Tyler, Whitehouse, Bullard, Flint, Lindale, and beyond.

The market hasn't stopped.

It's simply stopped being easy.

For buyers, that's an opportunity.

For sellers, that's a challenge.

For good Realtors, that's where the fun begins.
