Hey Tyler!

Spring is in the air — or at least it's trying to be. This week brought us some good news around town: those iconic vintage bricks are going back down on College Avenue as downtown's transformation slowly nears its finish line, plus some new food options (yes, more restaurants) coming soon.

Now, fair warning on the weekend: the forecast is looking a little soggy. We could be in for a wet, rainy couple of days, but honestly, that just means it's a great excuse to check out some of the indoor options we've rounded up below.

And if you've got kids, spring break is next week, so things are slowing down a bit on the events calendar. But this weekend still has plenty going on!

Here's your full rundown. 👇

Presented by New York, Texas Ziplines

Spring is calling… from the treetops!

Just a short, 40-minute backroads drive from Tyler, New York, Texas Ziplines is East Texas's best outdoor escape. Zip through the pines on a 6 or 9-line course, head out for a hike to the highest point in the region, wander a stunning bluebonnet field, or linger on the front porch with a charcuterie spread and views that go on forever.

It’s an adventure for the whole family! No passport required — just come enjoy the beautiful spring views of East Texas.

Downtown Tyler's Iconic Red Bricks Are Coming Back
The Downtown Improvement Project hit a milestone this week, the vintage bricks that were pulled up and saved for reuse are now going back into place on College Avenue, just in front of Plaza Tower. Downtown Director Amber Varona confirmed that everything currently closed, College and Erwin, will reopen by the end of March, including completed streets, two-way traffic conversions, widened sidewalks, and all the restored brickwork. Pizza Ranch + Arcade Is Coming to Tyler
Tyler's dining scene keeps growing. We need more places to eat, right? A Pizza Ranch restaurant and arcade is planned for the French Quarter Shopping Center, in the former Ken's Pizza space. The $500,000 interior remodel is set to begin April 1, with a target completion of September 1. The Midwest buffet chain, known for pizza, fried chicken, and a FunZone arcade, will be a first for Tyler. Also opening soon: Smalls Sliders on the Loop with a grand opening set for March 10, and Jucys Hamburgers officially opened its new Whitehouse location this week. Read more

Something happens every spring in Tyler.

One home goes on the market…
then another…
then suddenly the whole neighborhood starts wondering:

“Wait… what could our house sell for?”

The truth is most homeowners have far more equity than they realize, especially after the last few years.

But the difference between a home that sits and a home that creates multiple offers usually comes down to one thing:

Strategy before the sign goes in the yard.

If you’re even a little curious what your home could sell for in today’s market, I’ll personally review it and send you a real market analysis.

No pressure. Just clarity.
